Why Untreated Concrete Floors Become a Problem

Concrete may look strong, but untreated floors quickly develop problems that affect appearance, durability, and maintenance. Without proper polishing and sealing, concrete becomes porous, dusty, and vulnerable to long-term damage.

Common issues include:

Bare concrete constantly releases fine dust when walked on, making floors harder to clean and affecting indoor air quality.
Unsealed concrete absorbs oil, chemicals, and moisture, which can lead to deep stains, discoloration, and permanent damage.
Moisture penetration and temperature changes can cause cracks and gradual deterioration over time.
Raw concrete often looks gray, rough, and outdated. Without polishing, it lacks the brightness and visual appeal modern spaces need.

Our 5-Step Concrete Polishing Process

1. Prep & Evaluate

We inspect the slab, clean it, and repair any cracks or coatings. This creates a solid, even base for polishing.

2. Coarse Grinding

Using coarse diamond pads, we grind the surface to remove the top layer and expose fresh concrete and stone.

3. Honing

We move to medium-grit diamond pads to smooth the surface and eliminate the rough scratches from the first grind.

4. Densify & Polish

A chemical hardener is applied to strengthen and seal the concrete. We then polish through finer diamond pads to achieve the desired gloss.

5. Seal & Burnish

Finally, we apply a penetrating sealer to protect against stains and moisture. The floor is then buffed with ultra-fine pads to lock in the shine and maximize durability.

Frequently Asked Questions

Most floors can be polished, but a few aren’t ideal. Very lightweight mix slabs, areas damaged by strong chemicals, or certain outdoor mixes (freeze–thaw concrete) may be poor candidates.

Usually not. We work around your schedule and use dust-controlled grinders. Cleanup is minimal because the equipment vacuums up grindings as we polish.

Absolutely. It’s one of the greenest flooring options: it uses your existing concrete, lasts decades, and its shiny surface reduces lighting costs. Polished concrete meets LEED and green-building standards.
Polishing includes applying a sealer, but concrete remains slightly porous. It’s not as stain-proof as epoxy – heavy spills can penetrate if left too long. The key is to wipe up spills promptly to keep the floor looking pristine.
Surprisingly, no. Even when wet, polished concrete has good friction. Its microscopic texture and optional anti-slip treatments make it safer than many flooring materials.
